Bridgemark takes a very proactive approach toward property maintenance. We do this through routine monitoring of all vendor services and tenant operations. Shopping centers or office buildings are inspected regularly for cleanliness and safety as well as to ensure that enhanced curb appeal is maintained to strengthen marketing efforts. Our experienced staff conducts periodic inspections of managed properties to ensure compliance with leases. In addition, the Bridgemark team implements an annual business operating plan for the asset as well as handling routine and emergency maintenance and/or repairs and customized preventative maintenance programs.

Preferred Vendor Partnerships

Bridgemark coordinates and monitors the performance of qualified outside vendors in accordance with the property owner’s guidelines. A minimum of three bids are taken for each necessary maintenance service to ensure that the preferred vendors bid effectively to achieve the best economical price for their quality of service.

24-Hour Coverage/Emergency Response

Incoming calls to Bridgemark are answered 24 hours a day, seven days a week, including holidays by a member of our staff or the answering service. Only preferred vendors are used who respond 24/7 to emergency situations.

Risk Management, Safety and Insurance

Bridgemark evaluates and manages risk, advises clients about conditions that may pose safety or liability risks, maintains insurance policies and insurance costs, and investigates and reports all accidents and damages. We also ensure that all tenants and vendors provide and keep in place current certificates of insurance with limits that are in accordance with their lease.
